The Stone Creek Subdivision is located along the east side of Alabama State Highway 181, approximately 2 miles south of Fairhope Avenue, and about 4 miles East Southeast from the town center of historical Fairhope, Alabama.

The Stone Creek "Months Of Housing Supply" calculates to be around 11.94 months for the list to sale time period. Although, Stone Creek appears to have more stable property values when reviewing the calculated inventory analysis for the subdivision.

“Mobile County, Alabama 3rd Quarter Real Estate Activity Statistics,” Provided By Al Cheney, Certified FHA Real Estate Appraisers

The third quarter, 1st July 2009 to 30th September 2009, indicates at least 984 sales within Mobile County, Alabama according to online REALTOR information records. The 984 sales include condominiums & townhouses, manufactured homes, new construction homes and single family older homes.


The approximate 27 condominiums & townhouses had an average sale price of $162,727. The approximate 18 manufactured homes had an average sale price of $40,503. The approximate 131 new construction homes had an average sale price of $182,797. The approximate 808 single family older homes had an average sale price of $137,420.


The average days on market (dom) for the third quarter was around 81 days and the average sale price per square foot was $77.33+-.


The third quarter indicates more new construction in west Mobile, south of the Mobile Regional Airport, and in Semmes, Alabama when compared to other areas of Mobile County. Most of the single family residential or home sales occurred in the areas north and south of Cottage Hill Road, west Mobile, Semmes and in the Midtown area near downtown historic Mobile, Alabama.


The average sold terms for the third quarter was CASH (24.9%), CONVENTIONAL (24.83%), FHA (41.07%), VA (6.17%) and OTHER-ASSUMPTION, AUCTION, VENDOR LIENS (3.03%).

Sept. 24 (Bloomberg) -- New U.S. home sales may jump 30 percent next year, buoyed by low mortgage rates and a “greater than 50 percent probability” that Congress will extend a tax credit for first-time buyers, Goldman Sachs Group Inc. said.
New home sales in California will lead as property values rise and transactions climb to more than 525,000 nationally, analysts led by Joshua Pollard wrote in a note to investors. The firm raised its recommendation for D.R. Horton Inc., Meritage Homes Corp., Toll Brothers Inc. and M.D.C. Holdings Inc.
“Phrases like ‘the worst is well behind us’ and ‘things remain encouraging’ capture the mood of many constituents we met with on residential real estate,” Pollard said after visiting California. “The mood was much more negative on commercial real estate.”
The Mortgage Bankers Association’s index of applications to purchase or refinance a home rose 13 percent in the week ended Sept. 18. Sales of single-family new homes in July were on pace to be 433,000 this year after declining for three years, the Department of Commerce reported Aug. 26. Builders sold a record 1.28 million properties in 2005, the peak of the U.S. housing boom.
The Goldman Sachs forecast is based on the assumption Congress will extend or amend an $8,000 tax credit for first- time homebuyers that was instituted to rescue the housing market from free-fall. The credit is scheduled to expire Nov. 30.
No ‘Double-Dip’
“We give a greater than 50 percent probability of a federal tax credit extension which should allay fears of a ‘double dip’ in housing,” Pollard wrote.
Pollard added Scottsdale, Arizona-based Meritage to his “buy/attractive” list. He also rates Fort Worth-based D.R. Horton, Denver-based M.D.C. and Horsham, Pennsylvania-based Toll Brothers as “buy/attractive.
Ryland Group Inc., Hovnanian Enterprises Inc., and NVR Inc., were raised to “neutral/attractive” from “neutral.”
Meritage rose $1.29, or 6.4 percent, to $21.44 in New York Stock Exchange composite trading at 4:03 p.m. Horton fell 52 cents, or 4.2 percent, to $11.93; Toll dropped 47 cents, or 2.3 percent, to $20.21; and M.D.C. declined 96 cents, 2.6 percent to $35.62.
The 12-member Standard and Poor’s Supercomposite Homebuilding Index fell 2.8 percent. It’s up 29 percent year- to-date.

Saraland Alabama FHA Appraisers Reports On The New Subdivision, "Charleston Ridge"

"Charleston Ridge" subdivision is one of the newest Saraland subdivisions located along the eastern side of Celeste Road and about 3.2 miles north of U. S. Interstate Highway 65. This subdivision is located 15+- minutes from downtown historic Mobile, Alabama.

The square foot minimum is 2,800 and a double garage is required per restrictions. "Charleston Ridge" has 47 lots and, to date, around 28% of the lots have been sold. The average asking price per square foot is $101.78 based on only four active listings shown within the Mobile Area Association of REALTORS' multiple listing service (MLS). The asking prices are between $289,000 and $310,000 with homes ranging from 2,834 to 3,027 square feet. These homes have 3 or 4 bedrooms and 2 1/2 or 3 bathrooms according to the available online records.
